Studios
The studios are being built in several phases. Phase I is now complete and includes 15 band rooms on the ground level. During the coming phases more band rooms with be built out on the 1st and 2nd level. We are happy to work with you to custom design a studio in the coming phases. Bands that currently rent on the ground level will have first choice of the new studios upstairs.
All studios/band rooms have at least 40 amps of power; most have 60 amps. The large rooms have 80 amps.
The studios are built using split-wall construction where the sheet rock and studs on the inside of a wall are physically disconnected from the sheet rock and studs on the outside of the wall. This causes sound to have to pass through one side of the wall, then through air, then through the other side of the wall, then back to air. This reduces sound penetration more than insulating the walls and all other non-high-tech methods of sound reduction.
Ground Level Studios
Phase I includes 15 band rooms on the ground level. All rooms on the ground level have electric heat and fresh air ventilation.
Studio Sizes
4 @ ~90 square feet. Theses are good for rappers, producers--individuals
or duos that don't have a lot of equipment. This is also a good size for the guy who needs
a place to play his drums outside the house. (Rooms 5, 7, 9, 11)
5 @ ~175 square feet. These rooms are good for small bands of three or four.
(Rooms 2, 4, 6, 8, 16)
3 @ ~ 195 square feet. These rooms are good for bands with three to five
members (Rooms 13, 14, 15)
2 @ ~ 250 square feet. Very comfortable for 4 to 6 member bands. (Rooms 10, 12)
1 @ ~ 415 square feet. Can accommodate 8 to 10 pieces. This room can be shared by
two bands.
As of August 8th, rents range from $160 per month for the small rooms to $550 per month for the largest room.
1st Floor Studios
The studios on the first floor are not yet built out. The rooms include a recording studio, two 300 square foot studios and three 200-220 square foot studios. Also, coming to the first floor are a new theater/performance hall and music store in the front retail space.
Second Floor Studios
The main hallway down the back of the second floor is finished. The area where the studios will be builit is currently one large room. The framing for all the doors is in but is sheet rocked over. This means we can carve out rooms with the exact size you desire.
Currently 8 studios are planned for the space--the smallest being 188 square feet, but most are 250 to 285 square feet--all very comfortable for a 4 to 8 piece band. Room 207 may be used as a dressing room for the stage next door.
Like the first floor studios, all these studios will have individually controlled heating and air conditioning.
